Project structure

The Cézava Residence is designed as a three-aisled building with five floors.

Surrounding area 48.520 m2

The ground floor includes the main entrance to the building, an entrance hall with a reception, a café, a rehabilitation room, a gym, a dining room and common areas. In addition to rooms connecting to the surrounding terrain, the basement is also planned to contain technical building facilities, a creative workshop and electric bike and sports equipment rental. Rooms and lounges are located on the higher floors.

ACCOMMODATION CAPACITIES


The Residence generally has 249 beds in three types of accommodation

51  single rooms with an area of about 28 m2
83 double rooms with an area of about 28 m2
16  apartments (2 bedroom + kitchenette) with two beds and an area of about 75 m2 to 80 m2

All rooms have their own bathroom, while hotel-type apartments are also equipped with a kitchenette. Room users can either use shared kitchens, which are provided on each floor and strengthen the community spirit of the residence, or order food to the shared dining room.

BEAUTIFUL SURROUNDINGS ARE AS IMPORTANT AS THE INTERIORS


The building is set in a plot of land with a total area of 16.260 m2

The property is divided into 2 basic parts for access and relaxation.
The access part provides a road to the residence, a means of delivering supplies, and a total of 95 parking spaces.
Additional parking will be available in front of the grounds for staff, visitors and residents.
There will also be places to charge electric cars so that visitors can recharge their vehicle when visiting our residents.
The access way is designed so that supplies can be made directly to key loading points.

Relaxation can be enjoyed in the south-western half of the property, in a large garden featuring greenery and fine landscaping. The garden will include outdoor exercise apparatus, flower and vegetable patches, an amphitheatre for performances and gatherings, a swimming pool, a fire pit, a cycle path and a children's corner.

CÉZAVA RESIDENCE AS A PART OF THE LOCALITY


A top location is the cornerstone of the project's success

The Cézava Residence is located in a village with about 3,500 inhabitants in the Brno-Country District, within a driving distance of about 15 km, or 25 minutes by car, to the Centre of Brno. There is also a good connection from the village to the centre of Brno by train, which takes about 20 minutes. The University Hospital Brno Bohunice with state-of-the-art equipment is just a 20-minute drive away.

The village is picturesque and safe, and maintained in a condition that is well above average for the Czech Republic. It will provide residents with the necessary social facilities and entertainment. The village contains a pharmacy, shops, supermarkets, a post office, a playground, a restaurant, a hairdresser’s, a church, a general practitioner’s surgery, cafés and pizzerias. All of these can be found within about 1 km, with the nearest confectioner's/café about 500 metres away. We believe that the location is ideal in terms of transport accessibility from the large regional city of Brno and the cities of Vienna and Olomouc, and will provide smooth access for both staff and residents' families.

PLANNED PROJECT IMPLEMENTATION PROCEDURE


We are just one small step away from putting the project in motion, with the full start of construction planned for the spring of 2021

A valid building permit has been issued for the Cézava Residence, and we are currently working with the building authority on the last changes to the building in the project documentation before completion. We started construction based on an already valid building permit in the spring of 2020, but this mainly concerned the construction of connections and preparatory construction work. We plan to start construction in full in March 2021, and expect it to be completed in July 2022. From August 2022, we will start trial operation, which we hope to end in December 2022 by moving into full operation.
